You can cancel this booking free of charge at any time up to 35 days before arrival.
Dear guests,
Please read all of the following rules carefully to avoid danger and having to pay compensation or repair costs when checking out.
Our experience has shown that these regulations are essential in preventing misunderstandings, problems and costs. Please ensure that you have read and understood the house rules at the beginning of your stay. If anything is unclear, please contact us so we can explain it in more detail and avoid any misunderstandings.
We would like to point out that this is not a hotel, but a private villa, which I, as the owner, personally live in. We host guests in our home for them to enjoy an unforgettable holiday. Therefore, we ask you to please treat our villa with the same respect you would your own home. We have put a lot of effort into making the villa a beautiful, comfortable place where our guests and we ourselves can feel at home.
Our villa is located on an island. It is very difficult to achieve the standard you are accustomed to in your country here. For example, the island has a different electrical and water supply. Occasional outages may occur. If you experience any outages during your stay, please inform us immediately. However, these issues are usually resolved promptly by the city administration.
Throughout the villa you will find important information and warnings about some details and features that must be strictly observed. Information and special rules for specific areas of the villa or specific equipment are listed so that you can easily understand where things are located and how to use them safely. These instructions must be taken seriously and strictly followed.
Tenants
Subletting or renting to third parties is prohibited without the written consent of the owner. The tenant's party may not exceed the number of guests specified in the rental agreement.
All overnight guests are required to present their ID upon booking, or at the latest before check-in, as they are subject to police registration!
Any extra beds are subject to an additional charge. This is because the prices vary depending on the number of guests staying in the house. If you knowingly bring more guests than previously specified, a surcharge of EUR 50 per person per night (regardless of whether they are children or adults) will be applied for the entire booked duration of the stay, unless we exercise our right of termination without notice and eviction from the accommodation and/or a exercise a ban on entering the premises or staying there.
If the maximum number of guests is exceeded, compensation for the entire booked period will be charged in accordance with the current conditions, plus a cleaning fee surcharge of EUR 50 for each additional bedroom used.
If you use more bedrooms than you booked, you will be charged an additional cleaning fee of EUR 50 per bedroom upon check-out.
Note that this a residential building. In exceptional circumstances, the owner may rebook the guest to another accommodation within the same category or upgrade them to a higher category, even if the guest has personally booked the accommodation in question.
Pets are not allowed – only upon explicit agreement!
Visitors (uninsured against damage, theft – prohibited)
For safety and liability reasons, accommodating or receiving visitors is strictly prohibited. Only those individuals who have registered and paid for the accommodation and who have had their ID verified are allowed to stay in our villa. Any violation may result in immediate termination of the stay and expulsion from the accommodation as well as a ban on entering the premises or staying there. In the past, some of my personal belongings were stolen because of this! Insurance coverage does not extend to third parties!
Volume and quiet hours
Please respect quiet hours and keep noise levels to a minimum, especially after 10 p.m. Should there be any complaints about excessive noise or inappropriate behaviour, we reserve the right to terminate the rental agreement immediately; no refund will be made for the remainder of the booked period. In case of disputes or complaints from neighbours, please contact us as soon as possible.
All parties and large gatherings are prohibited. Nighttime volume and noise levels must be consistent with the rest of the neighbourhood.
Waste disposal
There are designated areas for recycling and waste disposal. Please do not throw any rubbish such as bottle caps or cigarette butts into neighbouring properties.
Your rubbish must be completely disposed of upon check-out!
The tenant is liable for any costs incurred through subsequent sorting or separate disposal.

Kitchen use
Since we personally stay in our villa, the kitchen is fully equipped. Please treat our kitchen with the same respect you would treat your own kitchen at home so that it remains in good condition for other guests and for ourselves.
Please be careful not to throw any food scraps down the drain. Please dispose of all kitchen waste in the appropriate container. We also ask you to pre-rinse the dishes before using the dishwasher. Afterwards, please put all kitchen utensils back where you originally found them.
Drainage
Please do not flush any sanitary products or wet wipes down the toilet. A separate container is available for this purpose in each bathroom.
Please do not pour grease or oil down the kitchen sink – otherwise it will clog!
Safety
While we have taken the necessary measures to make our villa safe for our guests, you are also responsible for your own safety. There are measures you must take to ensure the safety of the villa during your stay.
Each time you leave the villa, you are responsible for ensuring that all windows and doors are shut and properly locked to ensure safety and prevent rain and water damage.
There is an alarm system that you must activate every time you leave the house.
Please be aware that you as the tenant are liable for all damage caused by your actions or negligence as well as by any individuals you have allowed into the accommodation.
Pool and whirlpool
Before using the pool or whirlpool, we ask that you shower to remove any sunscreen and keep the pool water clean. In the event of extreme soiling caused by guests, an additional cleaning fee will be charged for any necessary pool service (extra per pool/whirlpool facility). Bacteria thrive particularly well in whirlpools at 38°C, which makes special hygiene measures before use crucial. The service will immediately detect any misuse. If misused, hefty cleaning fees will apply. Should this be the case, you will be charged for the corresponding amount. If the water in the whirlpool needs to be completely replaced, additional charges will apply. This process takes over 3 hours and also requires a lot of chemicals and water!
Duty of supervision: Parents are responsible for supervising children using the swimming facilities. Do not allow your children to swim or play in the outdoor swimming facilities unattended. Neither the operator nor the owner is liable for damage of any kind or personal injury!
Smoking
Smoking is not permitted inside the building of our holiday home. This is strictly forbidden. Anyone who wishes to smoke is welcome to do so in all other outdoor areas. Smoking is generally permitted outdoors. However, please do not throw cigarette butts on our neighbours' property, but dispose of them appropriately.
Barbecuing
We provide you with a barbecue and utensils so you can enjoy a barbecue during your stay. Please keep in mind:
Use the designated barbecue tools and not normal kitchen utensils
Clean the barbecue after use
Please protect the grates with aluminium foil
Damage
To avoid misunderstandings and frustration, we ask you to always report any accidental damage to us immediately. To avoid general damage, we also ask you not to move any furniture inside the villa or take any furniture outside. The same applies to the gaming equipment in the gaming room. Please leave objects in their intended space.
In case of accidental damage, we will investigate the matter and decide whether any repair costs apply and how much to charge. Please note that any damage must be reported to us immediately. If you fail to report any damage and it is only discovered upon check-out or during my inspection, an additional inspection fee will apply.
Guests must allow the homeowner or caretaker access to the home for repair and inspection purposes. The owner or caretaker will exercise this right of access in an appropriate manner and, if possible, provide prior notice.
Please be aware that you as the tenant are liable for all damage caused by your actions or negligence as well as by any individuals you have allowed into the accommodation.
Additional information
The rental includes bed linen and sufficient hand and tea towels for each guest.
Please note that the villa has a sustainability certificate and, to protect the environment, air conditioning may only be used between 12 p.m. and 2 p.m. and 9 p.m. and 11 p.m.!
Do not take our towels to the beach.
The house must be returned in clean condition and with all the inventory intact upon check-out. The final cleaning of the apartment, including laundry, is the responsibility of the owner. A separate fee will be charged for this, based on the current price stated in your booking. This price increases in case of additional guests and/or use that exceeds the number of beds booked. This applies to dirt caused by normal use. The rental price includes all standard utilities for the holiday apartment (e.g. water and electricity) used during a normal stay but does not cover expenses such as transport to and from the property or luggage transport service.
Termination of the rental agreement and cancellation policy: The agreed fee for the contracted services remains payable if the guest cancels the rental agreement for any reason, arrives later than agreed, or departs early or if the landlord terminates the agreement (including without notice) because of a breach of the rental terms or general conditions.
However, the final cleaning and service fees will always apply because an external company is commissioned specifically for these services.
We therefore strongly recommend taking out travel cancellation or trip interruption insurance.
Your insurance company will be happy to answer any questions you may have about travel cancellation insurance.
In the event of force majeure or other impediments for which the landlord is not responsible, the landlord reserves the right to withdraw from the rental agreement or terminate the rental agreement without the customer being entitled to claim compensation for damages.
Duty to cooperate
We have established these house rules to ensure that every guest has a safe and, above all, pleasant stay in our villa. Compliance with these rules is essential for every member of the travel group.
By using the accommodation, all guests confirm that they have read and fully understood these rules. The booking guest shall accept personal liability.
In the case of any violation or non-compliance with the rules, the guest will bear all resulting consequences and costs. This can lead to a ban from the premises and loss of any refund.
