Cancellation policy
If you, as the renter of the holiday property, cancel the contract, the landlord is entitled to compensation, which is standardized as a percentage of the total price, based on the customer's cancellation date, as follows:
- up to the 50th day before the start of occupancy: 30%
- from the 49th to the 30th day before the start of occupancy: 50%
- from the 29th day before the start of occupancy: 90%
These cancellation rates do not apply to pandemic-related cancellations: If your arrival is prohibited by official orders due to border closures, travel or accommodation bans, you can, of course, rebook free of charge or cancel the booking.

Holiday destination
If there is still such a thing as an insider tip on the Côte d'argent, it must be Labenne. Most families, as well as couples seeking peace, who have once vacationed in this smaller, quieter town, return for various reasons time and again. They appreciate, on the one hand, the central location of Labenne, which is situated right in the middle between Hossegor and Bayonne. While the established town center is about 4 km from the coast, most holiday homes in Labenne-Océan are within walking distance to the beach (200 m to 900 m).
You won't find large apartment complexes or hotels here. Apart from a few campsites on the edge of town, Labenne-Océan consists exclusively of individual, detached houses and villas in an absolutely quiet environment, mostly surrounded by large garden plots. Labenne has long ceased to be a pure holiday resort. Even outside the season, the majority of the houses are inhabited, as many well-to-do families have settled here, who pursue their professions in Bayonne, 10 km away.
The kilometers-long, wide, fine sandy beach invites you to bathe as well as to enjoy solitary beach walks. Outside the supervised beach section, nudism is also possible. The natural dunes are completely undeveloped, and the pine forest reaches right up to the dunes in the north and south of Labenne-Océan.
The main swimming beach is supervised from mid-June to early September. There, you'll find a lovely children's playground as well as some beach cafes offering refreshments and snacks. Two smaller supermarkets, a bakery, and a few restaurants are also available. A larger supermarket and additional eateries are located in the town center, 3 km away.
Labenne offers ideal conditions for joggers, horseback riders, inline skaters, and cyclists. On the freshly paved bike path, you can cycle through the pine forest along a small footpath away from the road, heading south to the gates of Bayonne and north to the Bassin d’Arcachon (approx. 100 km). In addition, there are tennis courts, a modern outdoor pool with water slides, and two surf schools. If the weather isn't so good, a visit to the 1,200 m2 wellness center with sauna, hammam, massages, and an indoor pool is worthwhile. In the town center, there is also a lovingly designed petting zoo, a monkey, and a reptile enclosure.
The world-famous places such as Biarritz in the south and Hossegor in the north can be reached in just a few minutes by car. A trip to the nearby Pyrenees or the picturesque Basque Country is also recommended.

Wir haben uns in dem Haus mit großem eingezäunten Garten, das war vorallem toll für unseren Hund. Und großem Trampolin, super für unser Kind, sehr wohl gefühlt. Gemütliche Sitzgelegenheiten (kleines Wohnzimmer) Vor und hinter dem Haus Möglichkeiten draußen zu sitzen und zu essen. Fußläufig zum Strand, einfach perfekt. Wir kommen sehr gerne wieder.
Ansprechpartner vor Ort sehr hilfsbereit mit guten Tipps - perfekt.

Merci beaucoup für Ihr tolles Feedback! Wie schön, dass Sie sich in diesem Ferienhaus an der französischen Atlantikküste so wohl gefühlt haben – mit Hund im Garten, Kind auf dem Trampolin und dem Meer gleich vor der Tür, das ist Aquitanien pur. Es war mir eine Freude, Sie persönlich vor Ort zu begleiten (ich bin ja jedes Jahr von Ende Juni bis Mitte September da). Die Region bietet neben endlosen Stränden auch viele Ausflugsmöglichkeiten und kulinarische Entdeckungen – perfekt für den nächsten Urlaub. Auf ein Wiedersehen in Hossegor , Capbreton, Seignosse, Vieux -Boucau oder gerne auch wieder in Labenne freue ich mich schon jetzt!

Wir haben uns dort sehr wohl gefühlt. Die Ausstattung des Hauses ist komplett. Sitzgelegenheiten vor und hinter dem Haus, eine Sonnenliege. Die Räume sind sehr gemütlich. Mit den 2 Fahrrädern war man in einigen Minuten beim Strand oder beim Bäcker. Das Grundstück ist sehr großzügig, der Garten/Rasen etwas verwildert. Die Gegend ist sehr ruhig, manchmal hörte man abends die Animation des Campingplatztes, was aber nicht groß störte. Im zur Meerseite gelegenen Schlafzimmer kann man mitunter das Meeresrauschen hören. Das Trampolin haben unsere Töchter gern genutzt.

Vielen Dank für Ihre positive Rückmeldung und die netten Worte. Es freut mich sehr, dass Sie sich in dem Haus wohl gefühlt haben und besonders Lage, Ausstattung sowie die Fahrräder und das Trampolin genießen konnten.
Bezüglich des Gartens: Gerne hätte ich auf Wunsch einen Gärtner arrangiert, damit alles während Ihres Aufenthalts nach Ihren Vorstellungen gepflegt ist. Ich werde das künftig noch deutlicher kommunizieren, damit Gäste diese Möglichkeit unkompliziert nutzen können Nicht zuletzt aus diesem Grund bin ich selbst von Ende Juni bis Mitte September vor Ort und nehme meine Feriengäste persönlich in Empfang.
Es würde mich sehr freuen, Sie bald wieder in einem von mir vermittelten Ferienhaus an der südlichen französischen Atlantikküste begrüßen zu dürfen, sei es in Labenne, Capbreton, Hossegor, Seignosse oder Vieux Boucau.
