In the charming fishing village of Lemmer, you'll find this unique villa with a waterfront on the open water. There are numerous possibilities for water sports and relaxing on one of the four terraces or in the five-person whirlpool.
The villa is very spacious with a large living room and a semi-open country kitchen, a study with a bar, a bedroom with an en-suite bathroom on the ground floor, two bedrooms, and a bathroom with a bathtub and separate shower cubicle on the first floor.
Outside, there are several terraces with lounge sets. The south terrace features a garden house with a covered whirlpool for 5 people, the west terrace with a glass windscreen on the water and a dining table for dinners at sunset. Additionally, there are 2 large terraces on the wooden deck by the water, including one with a fixed picnic set and sun loungers.

Kitchen
The classic kitchen is fully equipped including, among other things, a separate large freezer and a large refrigerator, a double Boretti oven, a gas stove and grill plate, a filter and Nespresso coffee machine, a dishwasher, and all the kitchen utensils you need such as pans, dishes, cutlery... etc. In addition to all the hardware, you can also use all existing consumables such as salt, pepper, oils, coffee, cleaning agents, and dishwasher tabs. Consumables are provided as is and refills are not included.
Bed linen and towels are provided
All beds are fully equipped with clean bed linen. For each person, there are 2 towels and 1 large bath towel available.
Internet, TV & Audio
High-speed Wi-Fi is available throughout the house. The internet connection usually has a download speed of more than 150 Mbit/s.
There are 2 TVs. A 65-inch UHD Smart TV in the living room and a 42-inch Smart TV in bedroom 1. Ziggo is the TV and internet provider with all conceivable channels and all streaming platforms such as Netflix, Amazon, Disney, HBO, Videoland available (if you have an account).
In the living room, you will find a high-end Wi-Fi-based Denon HEOS HiFi surround system connected to the TV. You can access it by connecting via Bluetooth or directly with Wi-Fi through Spotify, for example.
Miscellaneous
Other available things that might be of interest: hairdryer, iron, small library with books for exchange, some children's books and toys, high chair, first aid kit, smoke detectors, garden furniture, free parking for 3 cars in the driveway and free parking on the public road in front of the house.
Extras
In addition to everything mentioned above, we offer some extras that are provided "as seen." That means we do not replace or repair them. We leave it up to you to fix/replace broken extras. Among other things, you will find: 4 bicycles and a simple inflatable rowing boat for children.

The location of the villa is unique at the end of a peninsula in a residential area that is completely oriented towards the water. Both the cozy center of the historic Lemmer and the Lemmer beach on the Ijsselmeer are within walking distance. For mooring your own or rented boat, there is 40 meters of waterfront available. The water has an open connection with the Frisian Lakes and through the lock to the IJsselmeer.
Car: Lemmer is directly accessible via the A6 motorway.
Train: The nearest train station is Heerenveen, about 20 km away. There is a direct bus connection from Lemmer to the train station.
By plane: Lemmer is approximately 90 km from Amsterdam Schiphol International Airport.

1. In the event of a cancellation, the tenant owes the following cancellation fees:
a. 15% of the rental price for cancellations more than 3 months before the start of the rental period;
b. 50% of the rental price for cancellations more than 2 months but not more than 3 months before the start date of the rental period;
c. 70% of the rental price for cancellations longer than 1 month but not longer than 2 months before the start date of the rental period;
d. 100% of the rental price for cancellations less than 1 month before the start of the rental period;
2. In addition to the cancellation fees, the landlord may charge a flat rate of €25 for administrative costs.
3. If the tenant can find a mutually acceptable third party to take over the rental for the agreed period, the cancellation fees are reduced by the rental income.
