Cancellation policy
Due to the current situation, we are offering our guests flexible cancellation policies for bookings up until the arrival date of November 29, 2021:
- Free cancellation up to the day of arrival in case of acute Corona illness at the time of arrival (proof required)
Otherwise, the normal cancellation conditions are as follows:
Guests can cancel free of charge up to 30 days before arrival.
The guest will pay 50% of the total price in the event of cancellation within 30 days before arrival,
70% of the total price in the event of cancellation within 14 days before arrival,
and the total price in the event of cancellation within 7 days before arrival.

Holiday destination
The perfect starting point for hiking and mountain tours. Numerous serviced alpine pastures and huts invite you to linger and recharge your batteries. Swimming lakes, pools, mountain railways, via ferratas, and much more offer something suitable for every type of recreation in the Ötztal.
Perfectly groomed cross-country ski trails and a small but fine family ski area in the immediate vicinity of the house. Upon arrival, our guests receive the NiederthaiCard with many inclusive services such as ski pass, cross-country skiing, and biathlon trial course.
Getting there
Our house is located in Niederthai, 7 km from Umhausen. In Niederthai, pass the church and head towards the information office, turn right towards Hotel Falknerhof, continue straight past Gasthof Alpina, and after about 100m you'll find Appartement Leiter.

Erster Eindruck war, zwei Hotelzimmer mit Duschbad komfortabel eingerichtet, mit einem riesigen Treppenhaus und einer kleinen Wohnküche, die für zwei Personen ausreichend ist und alles hat was man braucht.
Freundliche Gastgeber, besonders mit Lisi hatten wir immer ein nettes Gespräch.
Die Lage ist traumhaft schön und man hat soviel Wanderung, die man in zwei Wochen nicht bewältigen kann, eine schöner als die andere.
Trotz dem kleinen Dörfchen ist der Durchgangsverkehr etwas störend.
Erwähnen muss man unbedingt das Hotel Taufenberg, direkt um die Ecke mit Restaurant, was ein super freundlichen Service hat und das Essen mega gut!
