Cancellation policy
In case of cancelling or making changes to the booking, the lessor has to be notified immediately.
Cancelling a reservation free of charge is possible up to 12 weeks (84 days) prior to arrival. Already paid deposits will be refunded. If you cancel less than 84 days prior to arrival, we charge the following fees:
83-56 days prior to arrival: 30% of the full booking price
55-42 days prior to arrival: 60% of the full booking price
41-28 days prior to arrival: 80% of the full booking price
cancellations made less than 28 days prior to arrival or in case of a no-show: the full booking price is due.
Cancellation must be made in writing. The cancellation date is deemed to be the day on we receive the written cancellation.
Early departure: If you need to leave before the originally booked date of departure, no refund will be given.
We recommend that our guests take out a travel cancellation insurance.

This residence offers you maximum comfort so you can let your spirits flow, but you're also just a 10-minute car ride away from Labin's old town and the beaches of Rabac.
Villa Primela, with its breathtaking views of the ocean and the island of Cres, is situated in Mali Kosi on the eastern coast of Croatia's largest peninsula Istria, and only 6 km from the popular holiday resort Rabac. It is ideal for 6 to 8 people and a perfect base for a pleasant holiday with family or friends.
A gorgeous hiking trail leads from Mali Kosi to Rabac (approx. 30 minutes) amidst a stunning scenery of pure nature and the open sea.
You will not only enjoy the town of Rabac, but also the numerous large and small bays that received the "blue flag" due to their excellent water quality.
The seaside resort Rabac is located in the picturesque Kvarner Gulf, directly on the ocean. Small shops, beautiful homes and guest houses cluster around the small harbour with its fishing and excursion boats.
In the summer months, you should take the time to stroll along the promenade.
Regarded by many visitors as the most beautiful town in Istria, Labin is located only 5 km from Rabac.
There's a forest path that leads to Labin; the walk takes about 1-1.5 hours. This particular, charming mixture of architecture and culture-historical monuments is very unusual.
In Podlabin, the new town at the foot of the mountain, you'll find all the necessary shops, e.g. supermarkets such as Lidl, Plodine and Mercator as well as bakeries, a bank and post office, cafes, restaurants and municipal facilities.
The most well-known travel guides and journalists continue to enthuse about the peninsula Istria.
Istria is still untouched from mass tourism and therefore the perfect choice for those who want a stress-free summer holiday away from the tourist crowds.
Getting there
Travelling from the west:
Pass through the border crossing Požane at the Buzet, continue via Lupoglav and Vozlići to Labin; when you get to the roundabout in Labin, follow the singposting in the direction of Rabac, then the next signpost to Ripenda - turn left and continue straight ahead when you see the restaurant "Due Fratelli",
- after approx. 2 km, follow the signpost to Mali Kosi, which you'll reach after approx. 3 km.
The villa is located next to a small street chapel, 3 cypress trees + 3 old olive trees.
Coming from Zagreb or Dalmatia, take the motorway until you reach Rijeka, then follow the road along the coast to Plomin, Labin or via the detour route from Rijeka through the tunnel Ucka, Vozlici and Labin.

Wir haben als 5-köpfige Familie unseren diesjährigen Sommerurlaub in Kroatien verbracht. Corona konnte uns nicht viel anhaben, da die Lage des Hauses hierfür perfekt war. Das Haus ist groß und gut ausgestattet. Der Ausblick vom großen Pool oder der Terrasse war traumhaft. Die Lage ist ruhig und ich konnte nachts sogar mit offenem Fenster schlafen. Das Haus ist einfach toll für alle, die Ruhe und Entspannung vom Arbeitsleben und vom Alltagsstress suchen. Erholung ist garantiert und die Vermieter sind sehr liebenswert und freundlich. Vielen Dank an dieser Stelle für eure Gastfreundschaft. Wir haben es genossen, in eurem Haus zu sein.
